How We Clean Carpet in San Angelo
Good carpet cleaning isn’t a secret product. It’s doing every step, in order, every time: inspect, dry vacuum, pre-spray, scrub, extract and rinse, groom and dry. Here’s exactly what happens from your first message to dry carpet, and why each step matters more in San Angelo’s hard water and caliche dust.

Before the Visit: A Written Price
You tell us the rooms, stairs, pet spots and any furniture or rugs, ideally with a photo or two. You get a written quote that names everything included and every add-on. When we arrive, we walk the rooms with you and confirm it. If something needs extra work, you hear it then, not on the invoice. See typical prices.
Our Carpet Cleaning Process, Step by Step
1. Inspect and identify
We check the fiber (nylon, polyester, triexta, olefin, wool), the style (cut pile, frieze, Berber loop), the grade and the condition. Pet areas get a UV light. Traffic lanes, ripples, worn spots and permanent damage like bleach marks get pointed out before we start.
2. Protect your home
Light furniture gets moved, corners and door frames get guarded where hoses run, and breakables come off the floor.
3. Remove dry soil
Most of what’s in carpet is dry particles, and in West Texas that means a lot of fine dust and caliche. It comes out far easier dry. Wet it first and it turns to mud in the fibers.
4. Pre-spray matched to the fiber
Synthetic carpet with oily traffic soil gets a pre-spray that breaks down grease. Wool gets a wool-safe solution and lower heat. Pet areas get odor treatment applied as deep as the urine went. The pre-spray needs a few minutes of dwell time to work.
5. Agitate the traffic lanes
Scrubbing works the solution into the pile so ground-in grit lets go. This is the step cheap jobs skip, and it’s why their hallways still look gray.
6. Hot water extraction and rinse
Hot water flushes the carpet and powerful suction pulls the dirt, solution and water back out. The rinse matters more here than most places. San Angelo tap water carries roughly 800 to 1,500 mg/L of dissolved minerals, and any soap left behind dries into a sticky film that grabs dust. Why hard water makes carpet re-soil.
7. Spot treat, groom and dry
Remaining spots get their own treatment. The pile is groomed so it dries evenly, air gets moving, and protective tabs go under furniture legs so nothing stains the damp carpet.
Why Hot Water Extraction?
| Method | Strength | Weakness |
|---|---|---|
| Hot water extraction | Deepest clean; rinses residue, allergens and odor out | Takes longer to dry |
| Encapsulation | Low moisture, dries fast; good for maintenance | Not ideal for heavily soiled carpet |
| Bonnet cleaning | Fast and cheap | Only cleans the top of the fibers |
| Shampooing | Loosens heavy soil | Leaves soap residue that re-soils, worse in hard water |
| Dry compound | Almost no drying time | Less thorough; powder can stay in the pile |
Most San Angelo homes get hot water extraction. Delicate materials and some commercial carpet get a lower-moisture method instead, and we’ll tell you which and why.
After We Leave: Drying and Care
- Carpet typically dries in 6 to 24 hours after hot water extraction; San Angelo’s dry air helps
- Keep the AC or heat running and ceiling fans on
- Keep kids and pets off until it’s dry to the touch
- Leave furniture tabs in place until the carpet is fully dry
- Wear clean socks, not shoes, if you have to walk on it damp
Upholstery, Rugs and Tile
Other surfaces follow the same idea with different tools: upholstery starts with the fabric’s cleaning code, area rugs start with a dye test, and tile and grout starts with identifying the tile so stone isn’t damaged.

Is steam cleaning the same as hot water extraction?
Yes. “Steam cleaning” is the everyday name for hot water extraction. The water is hot, but it isn’t actually steam.
Why do you vacuum before cleaning?
Most carpet soil is dry dust and grit. Removing it dry is easier and keeps it from turning to mud in the fibers once the carpet gets wet.
How long does a cleaning visit take?
Most rooms take 20 minutes to an hour, depending on size, soil level and furniture.
Will cleaning leave residue in my carpet?
Not when it’s rinsed properly. A thorough rinse and strong extraction remove the solution along with the dirt.
Do you follow an industry standard?
Our steps follow the sequence laid out in the ANSI/IICRC S100 standard for professional carpet cleaning: inspect, dry soil removal, pre-spray, agitation, extraction and rinse, grooming and drying.
